What makes a great neighborhood?

The obvious answer is great neighbors. But what makes a great neighbor? A friendly "Hello" is a great start. Another is taking great care of our homes. Not just on the inside, but also around our homes. Taking care of our property is more than cutting the grass, trimming bushes and trees, and maintaining our homes and fences.

Multiple soggy wet newspapers on the lawns, on the curb, and in the street are an eyesore. Even if the paper isn't yours or you don't want the free paper, if it's in front of your house or on the street, please pick it up and recycle it before it becomes soggy. 

Being a great neighbor means making sure that our trash and recycle bins are secure so that trash doesn't fly down the alleys. OK, no one can help it when high winds manage to send garbage bins to the house next door. But please help pick up the trash bin and any errant trash. If you're not sure whose bin it is, just pick it up and move it out of the way so cars can get through. 

Help keep our neighborhood great by picking up the trash, picking up errant newspapers before they become soggy, and smile with a "Hello!"

Neighborhood Vitality & Beautification Grant application

The Westover Estates board recently submitted a City of Plano Neighborhood  Vitality & Beautification matching grant application for the Spring 2022 grant cycle.   The project to make improvements at all three entrances will come in three (3) phases.  The first phase will focus on the Parker Rd and Westover Dr. entrance.   The project calls for all current landscaping to be removed, new drought tolerant plants, shrubs and materials installed, and the wrought iron fence to be cleaned, primed and re-painted.  Phase 2 will be submitted in August for the Fall grant cycle and will focus on the Communications and Westerley entrance, and Phase 3 will focus on the Midway Rd & Westblanc entrance in the spring of 2023.  

The grant process allows for volunteer hours to offset the dollar amount the HOA would be responsible for.  If you would like to contribute your time to volunteer with the cleaning, prepping and painting of the iron fence, please reach out to a board member, or email westoverestateshoa@gmail.com.

Dead or Damaged Trees on your Property??

Many trees around Plano were damaged or severely stressed a year ago during Winter Storm Uri.   The last two ice storms in North Texas in February 2022 caused more limbs to break and fall.  Trees that have been damaged or stressed can be a liability to property owners as their root systems weaken.   If your tree did not produce any leaves in the last year, it is dead and has already started to rot internally.  It is time to consider how and when to remove your tree. City of Plano recommendation on trees.

The Westover Estates Board of Directors is pleased to announce that the inaugural rollout of Membership Toolkit for our community has surpassed our expectations for annual dues collections, managing our finances, and as a communication tool for our neighborhood.  

As of February 25th:

135 out of 140 homeowners have paid their 2022 annual dues.
(72 paid by credit card, 63 paid by check)

95% of our community have updated their Membership Toolkit account and online neighborhood directory preferences.  

The current bank balance is $75,736.26.


Need a copy of your paid receipt?  All homeowners have the ability to print a copy of their paid receipt for 2022 dues.   Log-in to our Westover Estates HOA website, select "My Account", and then "Previous Orders".

Holiday Decorations

Most all of us like to decorate for the holidays. Most all of us enjoy looking at Halloween decorations in the Fall;  Christmas/Diwali/ Kwanzaa lights in December/winter; hearts around Valentine's Day; and who doesn't love to see the red, white and blue in early July to celebrate this great nation's Independence Day?  But the sight of a shriveled pumpkin, or Christmas/Diwali/Kwanzaa lights left up in March does nothing for curb appeal or your home's value.    So..... a reminder when the holiday is over, please bring your outside holiday decorations inside.

The Membership Toolkit App is an easy way to access the Westover Estates online directory.   If you also belong to the Barksdale, Renner, Shepton or Plano West PTAs - you have a single login solution to all these organizations inside this one app!  Download on either the App Store or Google Play.

MOVING?

If you are planning to sell or refinance your home and need a resale certificate or statement of your account, please send an email to westoverestateshoa@gmail.com with your request.   Turnaround is typically less than 72 hours.  The fee for a resale certificate is $250, payable to Westover Estates HOA.  The TREC resale certificate and required documents will be provided by e-mail.

Architectural Change Committee Requests

Thinking about changing the paint color of your front door?  Trim color?  New roof? Different color stain on your fence? Major landscaping project? If you plan on changes to the paint or stain color, or making home improvements to the exterior of your property (where they can be be seen from the street or alley), please complete and return a Home Improvement request form  to Mike Gullatt or mailed to: 3405 Westwind Drive, Plano, TX 75093.

To access the HOA Directory and Member Only Content on the Website:

  • Go to www.westoverestates.org.  
  • Click on Login 
  • If this is your first time logging in you will need to create a new account. Use your email address and choose your own password.
  • You will receive an email with a link to verify that you are the owner of that email address. Once you click on the link you will have the option to update any of your contact information and directory publish preferences. Do both steps: (1) update any of your contact information and (2) approve your directory preferences.
